About us

The people who will actually be in your house

Abode is fourteen tradespeople and two supervisors. We do not subcontract the work out and disappear — the carpenter who hangs your doors is on our payroll, and the person who quoted the job is on site the week it starts.

Most of what we do is renovation rather than new build: taking a house that works badly and making it work. That means living with the mess for a few weeks, so we plan around your kitchen, your water and your sleep before we plan around our programme.

How we work

Step by step, and nothing hidden

We come and look first

A survey before a price, always, and it costs nothing. An hour in the house tells us more than a week of photographs, and it is the only way to quote a number we can hold to.

One price, in writing

Materials, labour, rubbish and making good, itemised on one page. If something behind a wall changes the job we stop and tell you before we spend your money, not after.

We clean up and hand back

We walk the house with you, write the snags on a list, and come back until the list is empty. Then the guarantee starts — two years on our workmanship, in writing.

Work that holds up through the rains

Anything looks good the week it is finished. What separates a good job from a cheap one is what it looks like after two rainy seasons and a harmattan — so that is the standard we quote against.

Materials chosen for this climate

Marine ply in wet areas, hardwood where a softwood would move, and paint rated for the humidity rather than the price list.

Finished where nobody looks

Read every question

How long does a renovation take?

A bathroom is two to three weeks, a kitchen three to four, a whole house ten to sixteen depending on how much of the shell we are touching. You get a week-by-week programme with the quote, and we tell you on a Friday if the following week has changed.

Will the price change once you start?

Only if we find something behind a wall that nobody could have seen — and then we stop, show you, and price it before we go on. Everything on the original page is fixed. In four years the average job has finished within three per cent of its quote.

Can we stay in the house while you work?

For a single room, yes, easily. For a kitchen you will want somewhere else to cook for about a fortnight. For a whole house most people move out for the first month and come back for the finishing. We will tell you honestly which one your job is.

Do you handle permits and the assembly?

Yes, where a permit is needed — structural changes, extensions, anything touching the outside of the building. We prepare the drawings, lodge them and follow them up. Internal work that does not move a structural wall usually needs nothing.
