A sitting room opened up
A load-bearing wall between the sitting and dining rooms came out onto a steel, the floor was relaid in one run through both, and the lighting was rewired to suit a room twice the size.

Two bathrooms, back to block
Both bathrooms had been tiled onto plaster and both were leaking into the rooms below. Stripped to the blockwork, tanked, boarded and tiled, with the pressure problem traced to a pump nobody had serviced since installation.

A whole house, lived in throughout
The family stayed in the house for all eleven weeks, so the programme ran room by room rather than trade by trade. Slower on paper, and it meant nobody had to pay rent twice.

A roof space made into a room
An unused roof void became a study and a shower room. New floor structure, insulation to the underside of the roof, and a staircase built in our own workshop to fit a landing that was 40mm out of square.

A kitchen that stopped being a corridor
The old kitchen had every unit along one wall and no working surface. We moved the sink, added an island on a new waste run, and put in the sockets a kitchen built in 1994 was never given.

A family house brought up to date
A house that had been let for fifteen years and repaired piecemeal throughout. Full rewire, new kitchen, and every wall in the building made good and painted — which took longer than the kitchen did.

This is a three-bedroom in Adenta that had not been touched since it was built. Same footprint, same budget as a new kitchen and a car — new floor, new lighting, one wall taken out and the veranda brought inside.

These are the honest averages across the last four years, not the best case. A survey narrows it to a date.
