Getting a price
How long does an estimate take?
Five working days from the site visit for a build we can measure off drawings, and ten if the scope still has to be written. Both are free.
Do I need drawings before I call you?
No. We do design–build, so we can take a sketch, a plot and a budget and produce the drawings ourselves — through architects we work with regularly.
Will you look at a plot I have not bought yet?
Yes, and it is the cheapest hour you will spend. Access, slope, founding conditions and the distance to a mains connection change a price more than anything on the drawings.
Is there a job too small for you?
Below about GHS 400,000 we are the wrong firm — our overheads make us expensive for a bathroom. We will usually name two people who are not.

Can I visit the site whenever I like?
With a helmet, boots and twenty minutes' notice, yes. The notice is so the foreman can walk with you rather than because we are hiding anything.
How will I know what is happening?
A weekly look-ahead by email every Friday with photographs, the fortnight's plan, and anything that has moved. If something has gone wrong you will hear it that day, not on the Friday.
What happens when I change my mind?
You get a priced variation before it is built, never after. Changes before the frame is up are usually cheap; changes after the services are in rarely are.
What happens if you are late?
Liquidated damages are in every contract we sign, at a rate agreed before we start. We have paid them twice in thirty-two years and would rather tell you that than pretend otherwise.

Warranty and defects
What does the ten-year warranty actually cover?
Structure: foundations, frame, slabs and roof structure. Finishes carry twelve months, and manufactured items carry whatever the manufacturer gives, which we hand over in writing.
How does the defects period work?
Six months from practical completion. We hold a joint inspection at the start and at the end, and the five per cent retention is released after the second one.
What do I get at hand-over?
As-built drawings, O&M manuals, test certificates, the permit file and every warranty document, as a bound set and as a folder of PDFs.
Will you come back in year four?
Yes, and we would rather you rang us than a stranger — we still have the drawings, and we know what is behind the wall.
