Nobody can price a building off a web page. These are the bands we work within, the things always in the rate, and the six points at which money changes hands.

What building actually costs, per square metre.
Accra rates for 2026, for a plot with road access and a mains connection. A sloping site, a difficult founding stratum or a heritage constraint moves every one of these.
Shell & core, residential
Foundations, frame, envelope, roof and first-fix services. Excludes finishes, joinery and external works.
GHS 4,200 – 5,600 / m²
Turn-key residential
Everything above plus finishes, sanitary ware, fitted joinery, painting and the external works within the plot.
GHS 6,800 – 9,400 / m²
Commercial shell & core
Office, retail or light industrial to a tenant-ready shell, including risers, lift shafts and the incoming services.
GHS 5,400 – 7,200 / m²
Commercial fit-out
Partitions, ceilings, floors, casework and the services co-ordination inside an existing shell.
GHS 3,100 – 5,800 / m²
Renovation & remodelling
The widest band on this page, because a strip-out finds what a survey could not. Priced provisionally, then fixed after opening up.
GHS 2,400 – 6,500 / m²
Project management only
Where somebody else is building and we hold the programme, the valuations and the inspection regime.

From brief to hand-over

Discovery & scope
We walk the site, read the drawings you already have, and write down what is in the contract and what is not.

Estimate & programme
A priced bill against a dated programme — materials, labour and prelims separated so you can see what moves.

Permits & safe plan
District assembly permit, EPA screening where it applies, and the site safety plan lodged before mobilisation.

Build & QA
Weekly look-aheads, photographed progress, cube tests and a snag list that is open to you the whole way through.
05
Final walk-through
Joint inspection, as-builts and O&M manuals handed over, and the ten-year structural warranty starts.
