How soon can you start on site?

For a renovation, usually four to six weeks from signing — that is drawings, materials ordered and a crew freed up. For a new build it depends entirely on the permit, which is three to five months in Accra and is the thing worth starting first.

How do you price a job?

From a measured bill of quantities, broken down by trade, with our preliminaries and margin shown separately. You can see what every line costs. We do not price by the square metre except as a rough guide at the first meeting.

Do you handle permits and approvals?

Yes. We prepare the drawings, make the Assembly submission, answer the comments and follow it through to the permit. Where you already have an architect we work alongside them rather than duplicating the drawings.

What happens if I change my mind mid-build?

You get a written variation with a price and a programme effect before any work starts, and you sign it or you do not. Nothing gets built on a conversation. It is slower on the day and much cheaper at the end.

What cover do I get after handover?

A twelve-month defects liability period on everything we built, plus whatever the manufacturers give on the products. We come back at six months and at eleven months whether you have called us or not.

Do you take on small jobs?

Below about GHS 60,000 we usually cannot do it justice — the overhead of running a proper site does not scale down. We will happily point you at two smaller firms we trust, and we do it often.
