Design and build
The plot was narrow and faced the afternoon sun, so the house turns its back on the road and opens onto a courtyard that pulls air through every room. Terrazzo was cast on site by a crew from Nsawam; the joinery is odum from a mill we have used for a decade.

A steel frame on piled foundations, topped out in eleven months. The glazing is a low-e unit with an external fin on the west elevation — the single decision that took roughly a third off the cooling load and paid for itself before practical completion.

Architecture and build
Drawn in-house and built by the same team. Everything structural sits on a 1.2 metre grid, so the partitions can move without touching the ceiling — which the practice has already done twice.

The slope was the brief. Stepping the blocks down the hill in three terraces meant no retaining wall over two metres, no unit overlooking another, and a car park that drains itself.
