In detail
What each of these actually involves
General contracting
We take a set of approved drawings and give you back a finished building. Setting out, foundations, frame, envelope, services, finishes and landscaping — all under one contract, with our own tradesmen on the critical trades and vetted subcontractors on the rest.
One site manager owns the job from the first peg to the final certificate. You do not chase six numbers when something is late.
Project management
For clients who already have a builder, or who are running several packages at once. We hold the programme, chair the site meetings, check the valuations and keep the paperwork in a state where a bank or a board can read it.
Priced as a percentage of the contract sum, so our interest and yours point the same way.
Renovation works
Older buildings in Accra are usually sound and rarely tidy. We strip back to what is worth keeping, replace the services in full rather than in patches, and finish so that the new work is indistinguishable from the old except that it is straight.
Occupied refurbishments are planned in zones so a business can keep trading through them.
Commercial construction
Steel-frame warehouses, retail shells, workshops and office floors. We build for loading, for power, for the size of vehicle that will actually reverse up to the door — and we leave capacity in the incoming supply for the expansion nobody has drawn yet.
Fit-out follows as a separate package or as part of the same contract, whichever suits your cashflow.
Consulting services
A plot, a budget and an idea are enough to start. We tell you what the ground is likely to be, what the build will cost within about ten per cent, how long it will take and what will make it take longer.
Where a design is already drawn, we mark it up for buildability before it goes out to tender.
Building architecture
Concept, planning submission, permit drawings and the construction details that decide whether a building leaks. Prepared by people who will be on the site when it is built, which changes what gets drawn.
We handle the Assembly submission and follow it through to the permit.

How soon can you start on site?
For a renovation, usually four to six weeks from signing — that is drawings, materials ordered and a crew freed up. For a new build it depends entirely on the permit, which is three to five months in Accra and is the thing worth starting first.
How do you price a job?
From a measured bill of quantities, broken down by trade, with our preliminaries and margin shown separately. You can see what every line costs. We do not price by the square metre except as a rough guide at the first meeting.
Do you handle permits and approvals?
Yes. We prepare the drawings, make the Assembly submission, answer the comments and follow it through to the permit. Where you already have an architect we work alongside them rather than duplicating the drawings.
Do you take on small jobs?
Below about GHS 60,000 we usually cannot do it justice — the overhead of running a proper site does not scale down. We will happily point you at two smaller firms we trust, and we do it often.
